The Suttons Bay homeowner received our first call during the previous two Januarys because her house developed three-foot icicles which started to form beneath the eaves while water began entering through a previously dry bedroom window ceiling. The woman attempted to remove the icicles by hitting them with her broom handle. We receive most of our calls when people face the worst damage which we cannot reverse but we still have time to stop the situation from becoming more severe.

Most people fail to understand ice dams because they wrongly believe that the problem exists solely in the ice itself. The ice exists as a symptom during this process. Your attic contains the primary problem which requires immediate attention because failure to resolve this issue will result in dam formation during the upcoming winter season.

What an Ice Dam Actually Is

The mechanism shows how heat travels from your home to the attic because it escapes through can lights and the attic hatch and through plumbing stack gaps and through insufficient insulation and all other available routes. The roof deck receives uneven heat distribution through its underside surface. The snow on the roof top which stays warm causes the snow on the upper roof to melt. The water flows across the roof until it reaches the eaves which remain cold because they extend beyond the exterior wall without any heat underneath.

The water freezes right there to form multiple layers which create an ice ridge. The melting water stays trapped behind the growing ice ridge which forms a natural barrier that blocks its movement. Shingles help water flow smoothly down the roof surface because they follow the natural direction of water flow. The system lacks protection against water that travels vertically because it uses every opening to enter the roof deck.

Why This Hits Northern Michigan Homes Especially Hard

Multiple factors exist which create a challenging situation for us at this moment. The state experiences heavy snow accumulation because Lake-effect snow brings multiple snowstorms which result in extended periods of roof snow accumulation. Our freeze-thaw cycling days hovering right around 32°F, refreezing overnight is close to the worst-case scenario for dam formation. The housing stock in Grand Traverse, Leelanau, and Antrim counties includes many older buildings which feature attic insulation that met 1980s standards but now fails to provide adequate protection for this region.

The Damage Goes Further Than the Ceiling Stain You Can See

The visible leak is rarely the whole story. When we open things up, we typically find:

  • Soaked attic insulation: wet fiberglass loses most of its R-value and stays compressed even after it dries, so the insulation problem that caused the dam gets worse, not better
  • Shingle and underlayment damage: granule loss and lifted shingle tabs from water working underneath them repeatedly
  • Gutter damage: the sheer weight of ice can pull gutters and fascia boards away from the house entirely
  • Mold risk: wet insulation and wood sheathing in a dark attic space is exactly the environment mold needs, and it’s often growing before anyone notices a ceiling stain

Don’t Chip the Ice Off Yourself

People instinctively want to remove ice from their roofs. The use of a hammer or ice chipper or forceful roof shoveling will create more harm than the ice did because you will damage shingles by knocking off their granules and cracking them while standing on a dangerous roof during January. A calcium chloride sock placed across the dam will create a water channel which lets water flow away from the dam until you get a permanent solution but rock salt damages shingles and gutters.

How We Actually Repair Ice Dam Damage

Our team needs to complete three separate tasks when we reach the location.

Assessing the actual damage

We start our inspection at the attic because water stains on sheathing and insulation materials show how water spread and how long the problem has been occurring which provides better information than the ceiling stains inside. Then we check the roof surface for lifted or granule-stripped shingles.

Repairing what’s damaged

The process demands shingle course replacement based on damage level while performing water-damaged insulation replacement and interior drywall or ceiling repair when necessary.

Preventing it from happening again

The solution requires permanent repairs to this section which most people ignore when they just fix the visible leak. The installation of ice and water shield membrane at the eaves requires at least 24 inches of coverage from the exterior wall but we extend this protection for houses that show previous signs of ice dams by running it up to three feet standard plus additional protection at valleys and low-slope transitions which experience severe ice dam formation.

Our team evaluates attic ventilation and insulation levels because a correctly ventilated and insulated attic will maintain a steady cold temperature throughout the roof during winter which prevents ice dams from forming. The system handles water penetration through its ice and water shield component. The dam formation process becomes impossible when ventilation and insulation systems work together.

Does Homeowners Insurance Cover This?

The sudden interior damage which includes ceiling stains and broken drywall and damaged insulation receives coverage from most insurance policies when water damage occurs suddenly. The process becomes unclear when an adjuster chooses to treat the main cause of damage (which could be poor attic ventilation) as maintenance work instead of insurance-covered damage. The insurance claims process which we have experience with allows us to prove your damage through our documentation system before you receive a denial for your claim.

Signs You Should Call Before It Gets Worse

  • Icicles thicker than 2–3 inches forming along the eave.
  • The roof edge shows an advancing ice buildup which appears over porches that lack heating.
  • The appearance of new ceiling or wall stains which develop during or immediately following a thaw period.
  • The ice moves past the shingle line to reach underneath the roof but it doesn’t hang above the gutter.

Frequently Asked Questions

Can ice dams be prevented completely?

Not 100% in every winter we get up here, but proper attic insulation and ventilation combined with ice and water shield at the eaves gets you about as close as you can be. The homes which received our retrofitting service have not experienced any new ice dam issues.

Does roof raking help?

Yes, for prevention pulling snow load off the lower few feet of roof after a heavy snowfall reduces the meltwater available to form a dam. The process will not remove an existing dam while using improper angles or forceful raking techniques will damage your shingles.

How much does ice dam damage repair typically run?

The cost of water damage repairs depends on how far the water traveled and whether insulation or interior finishes need replacement. A contained flashing/shingle repair is a very different job than one that’s soaked attic insulation across several rafter bays. We provide detailed estimates which show every repair requirement instead of giving you a general price estimate.
